Who am I?
I’ve always been an entrepreneur; however, that term is defined. I started my first “business”
when I was 10 - selling random stuff (mostly junk, in hindsight) on eBay. My mom would drive
me to the local flea market, drop me off, and I’d walk around and buy baseball cards, video
games, books, electronics, and anything I could get my hands on. In college, I bought and sold
used cars on Craigslist. During this time, I discovered real estate investing and, in an effort to
channel this entrepreneurial spirit into a venture that would provide passive income, I began
buying small multifamily properties.
I realized that finding and buying properties below-market value was how I could quickly and
consistently grow my portfolio. When buying properties below market value, it’s easier to
creatively finance the acquisition, raise investor capital, and ultimately bring less of your own
money to the closing table. It wasn’t just one thing I needed to focus on… it was the only thing.
When trying to learn how to find good deals, I was told by other investors I needed to reach out
to sellers directly. I began scouring the internet and consuming all the content I could find
regarding direct-to-seller marketing, cold calling, email prospecting, etc…. however, all this
content was directed toward single-family house flippers and wholesalers.
To deal with this problem, I began tweaking the strategies I learned to speak directly to the
owners of multifamily properties. I also learned how to identify, incentivize, and build
relationships with various deal-finders, such as brokers, wholesalers, service providers, and other
investors. When I began placing a significant emphasis on developing our off-market
acquisitions strategy, our business exploded – we went from buying an average of 15 units/year
to buying 100+ units/year.
In the last 3 years, Aligned Real Estate Partners (my real estate business) has acquired 300+ units
of multifamily real estate… entirely off-market. Currently, Aligned Real Estate Partners owns
350+ units of multifamily real estate valued at $40M+. This growth can be credited entirely to
our ability to build a robust pipeline of off-market multifamily deals – it has been a complete
game changer for our business. I also host The Multifamily Wealth Podcast, one of the most
highly-rated podcasts in the industry, where I interview real estate investors and dissect how they
started, built, and scaled their multifamily businesses.
